Charlestown Navy Yard Building 104

Building 104, a turn-of-the-century shipfitting building, was transformed into 46 units of elderly affordable housing. This waterfront building plays an important civic role in defining the edges of both the main street in the Navy Yard (First Street) and an urban park. Structural upgrades were completed and new mechanical and life safety systems were installed. Two new floor plates were added within the existing, tall interior volume, all ADA compliant. Exterior renovation work included the complete repair and restoration of historic brickwork and the reconstruction of the building envelope (glazing, walls and roof) to meet energy code. Three interior courtyards were incorporated into the existing footprint to increase perimeter and create outdoor gathering spaces, and to bring natural light into the housing units.
